TRADING UPDATE AND CAUTIONARY ANNOUNCEMENT                                      
Buildmax shareholders are advised that industrial action at Diesel Power, a     
subsidiary of Buildmax's mining services division, by a significant portion     
of their workforce severely disrupted the operations culminating in strike      
activity during the months of May and June. Although the industrial action      
is now over it is anticipated that Diesel Power's operations will only          
return to full productivity by the end of July 2009.                            
Despite the unfortunate industrial action, Diesel Power has completed its       
annual wage increase negotiations with the union representing the majority      
of its workforce.                                                               
These disruptions will negatively impact Buildmax's financial results for       
the six months ending 31 August 2009 (the "interim period").                    
Given that the earnings of Buildmax are dependent upon the trading              
conditions and results for the remainder of the interim period, Buildmax is     
not yet in a position to give specific guidance in relation to the              
anticipated earnings as required by the JSE Listings Requirements for a         
trading statement. Accordingly, shareholders are advised to exercise caution    
when trading in Buildmax shares until a further announcement is made.
